The Motel One Group is significantly expanding its footprint in the DACH region, announcing the takeover of operations for seven Flemings Hotels in prime city center locations across Germany and Austria. This move is part of an aggressive new strategy by the group to increase growth primarily through acquisitions.
The two separate acquisitions bring new properties in major metropolitan areas, including Munich, Frankfurt, Bremen, and Vienna, solidifying Motel One’s presence in these key markets.
Rebranding and Expansion
The hotels, currently operating under the Flemings brand, will undergo extensive renovations and a complete redesign before relaunching in 2026. They will reopen under the group’s distinct brands: Motel One and The Cloud One Hotels. This expansion allows the group to diversify its offerings in highly attractive city centers, catering to different target groups.
Stefan Lenze, Co-CEO of the Motel One Group, emphasized the importance of this shift, stating, “Acquisitions will be a central component of our growth strategy moving forward. With targeted acquisitions, we can accelerate our growth in established markets and central locations while continuing to offer our guests excellent locations with the consistently high quality they expect.”
Filip Blodinger, Managing Director of Flemings Asset Management, which manages the hotels on behalf of the owners, shared a positive outlook on the partnership. “We have found the right partner in Motel One to optimally reposition this hotel portfolio and fully utilize the potential of these excellent locations,” he said. “We look forward to the cooperation and the successful further development of these locations.”
Commitment to Quality and Employees
Motel One plans to complete the renovations while the hotels remain operational. Critically, the Motel One Group has committed to retaining the employees of the Flemings Hotels as part of the takeover.
This strategy of targeted acquisitions aims to increase the pace of growth and expand Motel One’s international presence. The company stresses that every project must align with its brand standards, ensuring guests continue to receive the excellent locations and high quality they associate with Motel One. The real estate properties themselves will remain in the ownership of the current proprietors. The transactions are still pending approval from the relevant antitrust authorities.
