Currently hotel projects worth around two billion euros are in the pipeline, report different economy services. More and more existing buildings will be turned into hotels. According to TOPHOTELPROJECTS, the worldwide leading provider of global b2b hotel data, currently 39 new hotels are under construction but up to 100 hotel projects are under development.

With around 65 million foreign tourists, 2014 has brought a historical high. They were 4.3 million tourists more (+7.4%) compared to 2013 and the highest in the past 14 years. The tourism expenditure exceeded the record level of the previous year by 6.5% to 63.1 billion euros.
The most popular destinations in the autonomous regions are Catalonia, the Canary Islands, the Balearic Islands, Andalusia, Valencia and Madrid. With 41.1 million foreign guests the number of tourists in hotel accommodations rose by 5.1% to 2013. Also the domestic tourism is on the road to recovery after the crisis. According to the statistics office INE the Spanish hotels recorded a total of 294.4 million overnight stays (+ 2.9%) in 2014. Besides the foreign tourists (+2.6%) the increase is also due to the local community (+ 3.5%) for the first time. They account for about a third of the nights. This development increases the expansion of national and international hotel chains to adopt new projects. In the recession years of the construction and real estate crisis, many projects were put on hold. The opening of hotel facilities has increased in 2013 for the first time in a decade, reports the Spanish magazine “Hostel Market”. With 4,300 rooms, three percent were added more to the market than in 2012.
With nine projects Europe’s leading hotel group Accor is on top of the hotel investments, followed by the Spanish tradition Paradores group (four hotel projects) and Marriott (three hotel projects). With an opening of a 300-room hotel in 2016 the German hotel chain Motel One will establish its first property in Barcelona.
Due to the construction of a luxury hotel in 2015, the Plaza de España becomes a showplace, which is characterized by architectural landmarks such as the Edificio España and Torre Madrid, but lost its glamour and attraction in the recent years because of several vacant building. The skyscraper Edificio España from the 50’s was sold by Banco Santander at the Chinese Investment Corporation Dalian Wanda in the summer of 2014, which will turn it into a luxury hotel with retail space and expensive apartments (77,100 sqm).
The Spanish group VP Hoteles plans to refurbish another side of the Plaza de España. Instead of the three earlier building a five-star hotel with 225 rooms, garage, conference rooms, heated outdoor pool (25,343 sqm) will be build designed by architect Fermin Vazquez. It will be the group’s showpiece. Construction will start in early 2015, the inauguration is scheduled for September 2016.
Furthermore a hotel by the hotel chain Barceló will move into the Torre de Madrid tower according to contracts from January 2015 with the Spanish real estate company Metrovacesa. Starting in February 2015, Metrovacesa will transform the first nine floors in a four star superior hotel with 256 rooms, restaurant, spa and conference rooms (22,000 square meters). The other levels will house first-class apartments.
