Investment volume of almost 12 billion euros in Germany, Austria and Switzerland
Hotel development in Germany, Austria and Switzerland continues to be very active. At present, there are 443 new construction projects with a total of more than 76,000 rooms in the planning stage or under construction. This was shown by a recent study conducted by tophotelprojects.com, the leading database for hotel construction projects. There is a distinct focus on four-star hotels in these new developments: 55 percent of all ongoing projects are projected as first-class hotels – mainly for business travelers. Budget hotels and smart comfort hotels, such as those of Motel One and Holiday Inn Express, are also quite popular at the moment.
„Budget and economy hotels, such as those of Motel One, B&B and market maker Accor are currently of great interest for hotel investors“, Rolf W. Schmidt analyzes. He acts as Managing Director of CHD Expert / Marktplatz Hotel, publisher of tophotelprojects.com. „But compared to the number of first-class and luxury hotel projects in the German-speaking region, this segment is a relatively small one.“ There are currently 307 projects planned in the four and five-star segments in Germany, Austria and Switzerland (comprising a total of over 59,500 rooms). In the two and three-star segments, there are only 49 and 83 hotel projects, respectively.
Among budget and economy hotel chains, Motel One stands out especially. Its founder, Dieter Müller, was recently declared „Hotelier of the year“. At present, twelve new hotels with a total of 3,124 rooms are planned in the German-speaking region. Hotel chain B&B Hotels is expanding equally fast, developing 17 properties with a total of 1,403 rooms at the moment. Even the widely represented Accor brands of Ibis (7 projects/ 745 rooms) and Etap (4 projects/ 494 rooms) are planning multiple new properties.
The new comfort hotel segment of InterContinental Hotels Group (IHG), Holiday Express, is currently being advanced with four additional hotels in Germany, Austria and Switzerland. Hilton Hotels Corp. is planning two new Garden Inn Hotels in Germany with a total of 488 rooms. „There is another segment showing a lot of construction activity at the moment: Apartment hotels“, said Schmidt. Ten projects with a total of 1,102 apartments are currently being planned or constructed as properties for long-term guests (boarding houses/ serviced apartments).
The investment budget of hotel projects in the German-speaking region amounts to almost 11.9 billion euros, the main share being made up of four-star hotel projects (7.57 billion euros) and luxury hotels (3.07 billion euros).
